29055 SW 162nd Ave, Near Homestead

A development partnership of Jose Canero, Simon Ferro, and Carlos Fernandez won Miami-Dade Zoning Board approval for a mixed-use, multifamily project with up to 340 units on 5.4 acres at 29055 Southwest 162nd Avenue, north of Homestead. The site had been used largely as a scrap yard; CFF Development Group, led by Canero and Ferro, purchased the property the prior year for $1.5 million. The project includes about 3,000 square feet of retail. Units range from one- to three-bedrooms, and the community is designed with a gym, pool, and an artistic water feature. Carlos Fernandez, president of Galloway Builders Group, joined after the land purchase and brought experience from over 1,200 single-family homes and several townhouse projects in the county.

Initial pushback from the Concerned Citizens of South Dade led to a negotiated declaration: building heights were limited to four stories along Old Dixie Highway, three stories along SW 162nd Avenue, and two stories adjacent to neighboring uses such as a plant nursery, with the tallest five-story buildings concentrated in the center. Additional landscaping and design commitments secured the group’s support, and the zoning board approved the project. The 340-unit multifamily community stands as one of Canero’s major achievements in south Miami-Dade and is reflected in the firm’s past projects portfolio.
